Your purchase

Buying without a loan does not mean paying in cash. From 1 July 2026, an additional 2% duty may apply above MAD 300,000, depending on payment and deed references.

The notary’s quote

Copy quoted fees before VAT as a percentage or a total amount. This tool imposes no fee rate.

Percentage of entered price: 1 means 1%. For flat or tiered fees, choose “Confirmed total before VAT” and copy the quoted total.

Fee before VAT = price × rate / 100. 20% VAT added separately.

Unit prices are provided; adjust quantities to your file. The initial 1 certificate and 1 electronic document are examples, not mandatory sale quantities. Count only additional orders and duties charged to you, excluding services already included.

Pages of deeds or documents ordered from ANCFCC; each started page is charged. This is not an ordinary photocopy or a notary-issued deed-copy fee.
All taxable paper sheets and copies in the file, not the pages of every document.

2026 tax code, articles 249, 250 and 252-II-I-7: MAD 20 per taxable paper sheet or electronic document, subject to exemptions. A copy may itself be taxable. Confirm the count with the notary; ANCFCC unit fees do not automatically trigger a second stamp charge.

Notary copies, postage, translation or other quoted formalities. Leave blank if unknown; 0 only if no additional costs. No invented flat fee is added.
Your financing
Other expenses and personal contribution
Exclude pending aid applications. Aid reduces funding needs, not the tax basis.
Deposits and fees already paid, counted once. Financing must reflect funds still available.

The sources behind the figures

A planning estimate to validate against the notary’s statement. Ordinary transfers use the published ANCFCC brochure; exemptions and special transactions need confirmation. Annual taxes and the seller’s own taxes are excluded.

Why is there no single notary-cost rate?

The total combines separate items. For the ordinary cases covered here: registration 4% for built property or 5% for bare land; ANCFCC transfer 1.5% + MAD 100, minimum MAD 500. Quoted fees before VAT and their 20% VAT remain separate.

Additional 2% duty: on what basis?

From 1 July 2026, for a paid property transfer above MAD 300,000: on the price if payment details and references are absent from the deed; on the cash portion for documented mixed payment. Example: MAD 600,000 with MAD 100,000 in cash = MAD 2,000 extra. A gift or partition requires the notary’s assessment.

The social-housing 3% rate has its own conditions. Receiving Daam Sakane alone does not establish eligibility. Rules reviewed: 11 October 2026.
