Quotations of 700,000 and 760,000 DH do not prove the first project will cost less. One might include utility connections while the other covers only the building. Bring both offers to the same scope before comparing them. This worksheet complements our construction calculator: the calculator organises a budget envelope, while a quotation describes the proposed work.
Define a common project
Give contractors the same brief: location, available plans, gross floor areas by level, building type, expected finishes and site access. If two floors each have 120 m², their combined area is 240 m², excluding elements treated separately. That arithmetic does not mean all areas should carry the same rate. Ask how the contractor treats basements, terraces and external works.
Set up the comparison columns
Use item, expected specification, offer A, offer B, exclusion and open question. Record quantities, units, proposed quality or product reference and price for each item. “Kitchen included” gives less detail than an attached equipment list. Record the technical attachments and the quotation’s validity date.
Test exclusions using a worked example
These numbers are invented. A quotes 700,000 DH but excludes connections of 50,000 DH and a boundary wall of 30,000 DH. B quotes 760,000 DH including those items. With otherwise identical scope, A reaches 780,000 DH while B remains 760,000 DH. The lower headline offer is now higher. If an excluded item has no price, the comparable total remains incomplete.
Clarify tax and reserves
Mark each offer as excluding VAT, including VAT or requiring confirmation. Do not automatically add tax to a tax-inclusive amount. Keep a contingency reserve separate from quoted services: it is a budgeting assumption, not a certain expense or a guarantee. Add separate lines for professional fees, formalities, insurance, land and financing when they are excluded.
Read the schedule and payment stages
Request the proposed stages, evidence associated with payments, stated timescale and treatment of variations. An early payment increases upfront cash needs even when the total price is unchanged. Check when the timetable starts, what must be ready before work begins and which dependencies could cause delays.
Resolve unknowns before committing
List undefined specifications, connections, ground investigation, access constraints, special work and finish options. Request a written response for each item. If the contractors use different assumptions, return the comparison sheet to them before making a decision. Contractual, technical and tax questions require review by the relevant professionals.
Transfer the quotation into the budget
In our tool, choose “My works quotation”, enter the same low and high rate for a single-price estimate and select the confirmed VAT treatment. Add only costs not already included. Review the itemised breakdown rather than relying solely on the final number.
