The unfurnished apartment is 200 cheaper per month. Then you remember the bed, the mattress, the delivery charges and the fact that you might move again in six months. That is where the comparison changes. Compare the total cost of your expected stay, not just the advertised rent. Furniture you already own, included bills and moving costs can change the result.

WHAT ARE YOU ACTUALLY RENTING?

A furnished apartment comes with furniture, but the label does not tell you exactly what is included. Ask for an inventory: a bed frame is not the same as a bed with a mattress, bedding and pillows. An unfurnished apartment may still include kitchen appliances or fitted storage. Confirm the contents of the exact property. “Furnished” does not automatically include utilities, internet or cleaning.

COMPARE THESE COSTS FIRST

For each apartment, list rent, excluded bills, mandatory building charges, missing furniture, delivery and moving costs. Include any agreed departure costs and, where relevant, storage or disposal. Keep refundable deposits in a separate upfront-cash calculation: treating the full amount as an expense assumes you will lose it.

THE CALCULATION THAT CHANGES THE DECISION

Consider two otherwise comparable apartments. These are invented examples in the same currency, not market prices. Assume identical utility costs and no other differences. Apartment A is furnished and costs 1,100 per month. Apartment B is unfurnished and costs 900, but requires 2,400 for furniture, delivery and setup.
After 3 months: furnished 3,300; unfurnished 5,100.
After 6 months: furnished 6,600; unfurnished 7,800.
After 12 months: both cost 13,200.
After 18 months: furnished 19,800; unfurnished 18,600.
Under these assumptions, unfurnished becomes cheaper after 12 months. Before then, lower rent has not recovered the setup cost.

FIND YOUR BREAK-EVEN POINT

Break-even months = additional upfront cost of the unfurnished option divided by its monthly saving. Here, 2,400 divided by 200 equals 12 months. If unfurnished offers no monthly saving, this formula does not give a useful break-even point. Adjust for your own costs. Furniture resale may reduce the eventual expense, but estimate it conservatively. Delivery, storage and a second move can increase it.

WHEN FURNISHED MAKES MORE SENSE

Consider furnished accommodation when your stay is short or uncertain, you own little furniture or need a usable home immediately. The California Apartment Association identifies convenience and avoiding furniture purchases as relevant advantages. Inspect what is supplied: an unsuitable mattress or work setup can affect every day of your stay. For remote work, ask about the desk, chair and internet arrangements. A laptop in a listing photograph does not prove the apartment meets your needs.

WHEN UNFURNISHED MAKES MORE SENSE

Look closely at unfurnished accommodation when you already own suitable furniture, expect to stay beyond your break-even point or want control over your space. Measure entrances and rooms before committing. Ask whether furniture delivery requires advance booking with building management. Run a second calculation using an earlier departure date: an option that works over two years may be expensive after four months.

FURNITURE AND FLEXIBILITY ARE SEPARATE QUESTIONS

A furnished apartment is not necessarily available on a flexible contract. Read the start date, minimum commitment, renewal terms and departure conditions. For platform bookings, check the policy attached to the reservation. Airbnb applies its monthly-stay cancellation framework to reservations of 28 nights or more; consult the current policy for your booking.

QUESTIONS TO ASK BEFORE DECIDING

Request the inventory, total monthly bill and full amount due before moving in. Clarify who handles faults with supplied appliances, how existing damage is recorded and whether unwanted furniture can be removed. Use our viewing checklist: https://syndiwise.com/en/blog/apartment-rental-checklist

WHICH OPTION SHOULD YOU CHOOSE?

Compare three figures: cash needed now, total cost over your expected stay and cost if you leave earlier. If the totals are close, let condition, location and suitability for your routine decide.
